Property and financing
Upfront cash costs
Operating expenses

Other operating expenses include routine repairs, management, owner-paid utilities and HOA fees. Enter each cost once. Exclude capital reserves and upfront repairs here.

Reserves and mortgage insurance

Use your lender’s mortgage insurance amount. Upfront costs are assumed paid in cash; monthly capital reserves cover future major replacements.

Understand the numbers.

Income and operating performance

NOI is rent after vacancy minus operating expenses. It excludes financing, mortgage insurance, capital reserves and upfront costs. Cap rate divides annual NOI by purchase price, excluding closing costs and upfront repairs.

Debt coverage

DSCR divides annual NOI by annual principal and interest payments. Mortgage insurance is excluded from this DSCR, but included in cash flow. Lender methods can differ. An all-cash purchase has no DSCR.

Cash flow and returns

Cash flow subtracts principal and interest, mortgage insurance and capital reserves from NOI. Cash-on-cash return divides annual cash flow by down payment plus upfront cash costs.

This stabilized annual estimate excludes separate renovation downtime, income taxes, appreciation, sale proceeds and principal paydown as a return component. Verify property expenses and loan terms. Talk through a deal with Yordano.
